Tenant Representation is a complex service for all our clients who are looking to rent an office that is suitable to their needs.
You do not need to contact a large number of agencies to see a variety of office spaces. We offer you all offices in Sofia that meet your requirements, with one phone call.
It is important to note that we work on a success fee basis, where the client owes a commission fee if and only if they decide to rent an office offered by us.
N.B. For Tenants looking for an office space of over 300 sq.m., at the request of the Tenant, we are able to present all currently available offices on the local market that meet the required parameters during a physical visit to our client's office by a member of our team.
In this service we include:
1. Initial verbal consultation of the client on the peculiarities of the specific search
2. Professionalbidding of offices with parameters suitable for the customer's demand
3. Inspecting the offices selected by the client
4. Consultations and negotiation of the rental conditions at a selected office
5. Legal services in preparation for signing a Lease Agreement
6. Organization of signing a Lease Agreement for the selected property
7. Property use Handover with a Handover Protocol
Tenant Relocation is a service we offer to clients Tenants who,
due to a change of:
· market conditions
· their business' development
· specific requirements
· goals or vision
need to increase or decrease the size and/or location of the office space currently rented.
In the event of such a need and desire on the part of the Tenant, we offer office relocation under the terms of our Tenant Representation service described above.
We advise the Tenant on the adequacy of the parameters of the office currently rented / the ratio of location / rent / building class / equipment / and the current regional market conditions.
II. Tenant Relocation
Renegotiation of rental terms and price is a service we offer to Tenants who believe that the ratio of the main parameters / location / rent / building class / equipment / of the office currently rented are not up to date given the regional market conditions and trends and would like to update their rental terms and status.
We also provide assistance in negotiations with the landlord/landlords to reach a fair market rent.
Based on our extensive experience, practice and detailed knowledge of the market, we advise the Tenant on the adequacy of their property search.
We conduct a regional market study. On the basis of conducted study, we specify the actual current parameters of the conditions and rent of his rented office space.
