Landlord Representation is a complex service for Landlord Clients who want to rent out their office, office building, or portfolio of office spaces.
Our rich client base of long-term tenants accumulated over the years, our professional presentation of properties, as well as our reputation among professionals on the regional market, help us reach the maximum number of potential tenants for the property.
It is important to note that with this service, we work on a success fee basis, where the client pays a commission fee if and only if we successfully rent out their office to a suitable tenant approved by the client.
In this service we include:
1. Viewing of office area and meeting with the Landlord / His representative
2. Consultation on market trends and rental levels of similar office spaces
3. Consultation on the appropriate rental price and/or maintenance and security fee
4. Preparation of an Area / Price Formation Table according to the applicable office BOMA Standard
5. Photographing of the office, reception, common areas, building and surrounding area
6. Preparation of a rental offer for the office or office building
7. Professional offering of the office space / office building to potential tenants
8. Viewings of office space with potential tenants
9. Negotiation of rental terms
10. Preparation of a professional Rental Agreement and all other necessary documents
11. Property use handover with a Handover Protocol
